When you decide to sell, remortgage or pay off your Help-to-Buy equity loan you are required by the scheme administrator to have a valuation carried out by a Chartered Surveyor.
Anderson Surveyors is regulated by the Royal Institution of Chartered Surveyors (RICS) and will provide you with a market valuation.
Valuations are undertaken in the following areas; Stafford, Penkridge, Cannock, Walsall, Lichfield, Rugeley, Barton-under-Needwood, Burton upon Trent, Aldridge, Tamworth, Sutton Coldfield and, most areas of North Birmingham.
Once terms are agreed, a date and time will be arranged for the surveyor to visit. The surveyor will commence by asking you some questions about the house and will then ask your permission to inspect and photograph every room. Apart from outside photographs of the front and rear of the property, the photographs do not form part of the report and are for reference only. The loft is also inspected and photographed. Measurements are taken.
An inspection usually takes between 30 to 45 minutes.
The surveyor will then prepare the valuation. Comparable properties are identified which are similar in terms of size, age, and location. These properties are included in the report to support the valuation.
The valuation is valid for 3 months. If after 3 months you require an update, a desktop valuation is undertaken which extends the valuation for a further three months. After 6 months, if you require the valuation to be updated, the surveyor must revisit the property. A fee is charged for each valuation.
